Job Description
The Student Residence Manager is responsible for the effective day-to-day management and administration of the student residence. The role ensures smooth operational delivery, a safe and well-maintained living environment, and a positive residential culture that supports student development, wellness, and retention. The position requires strong leadership, operational oversight, and close collaboration with facilities, service providers, students, and stakeholders.
Key Performance Areas
Residence Operations and Administration
• Manage the daily operations of the student residence and ensure efficient administrative processes
• Develop, implement and maintain operational structures, policies and procedures
• Manage room allocations, transfers, returning students and occupancy reporting
• Handle resident queries and ensure timely resolution
• Maintain daily coordination with Facilities Management
Asset and Inventory Management
• Assess, record and report damage to individual rooms and common areas
• Maintain accurate asset and inventory registers for furniture, equipment and appliances
• Conduct monthly stock takes and ensure assets are properly accounted for
Facilities, Maintenance and Security
• Conduct daily, weekly and monthly building and apartment inspections
• Manage maintenance requests and ensure faults are logged, tracked and resolved timeously
• Manage keys and biometric access control systems
• Monitor and manage parking facilities
• Oversee third-party service providers including security, cleaning, pest control, hygiene and specialised contractors
Health, Safety and Emergency Management
• Develop, implement and monitor health and safety plans and OHS compliance
• Conduct regular room checks to ensure safety standards are met
• Develop and maintain emergency response plans and procedures
• Ensure the safety and well-being of all residents, guests and tenants
People and HR Management
• Manage student work schedules and supervise daily operational staff
• Ensure accurate record-keeping and compliance with HR requirements
• Foster a supportive, inclusive and positive residential culture
Stakeholder Engagement and Communication
• Manage relationships with students, parents, tenants and internal and external stakeholders
• Promote student development, wellness and positive community living
• Establish collaborative working relationships to support resident satisfaction and retention
Reporting, Budgeting and Planning
• Prepare daily, weekly and monthly operational reports
• Compile and manage the annual residence budget
• Support occupancy, enrolment and retention initiatives
Marketing and IT Coordination
• Develop and implement a residence marketing plan in collaboration with the Marketing Manager
• Liaise with IT service providers to ensure effective Wi-Fi and technology support

Minimum Requirements
• Minimum of 2 years’ experience as a Student Residence Manager or in a similar residence management role
• Proven experience in student accommodation, residential life or higher education environments
• Demonstrated leadership experience working with diverse student populations
