Looking for a portfolio manager for a property management company based in Alberton that specializes in managing rental property units and buildings predominantly residential based in Gauteng

  • Accounting/accounts experience is a MUST
  • Ability to work under pressure

  • Collections on overdue accounts
  • After hours must be available

The company is based in Jhb South in Alberton. Basic Monthly Salary plus incentives/commissions offered. Training provided

Previous experience in accounts or similar is a must and property experience is an advantage.

Below is a list of Duties of the PM :

Monthly tenant payment collection process:

  1. Creation of tenant statements with all costs related to the unit.
  2. Emailing statements and assisting in the process of making sure the hand delivering of statements to tenant/s by no later than the 26th of the current month.
  3. Processing monies collected and allocating to correct Landlord accounts. Investigate and allocate incorrect references.
  4. SMS notifications for all arrears from the 2nd day of the following month. To ensure this process is complete
  5. To assist and ensure the arrears letters are hand delivered to the tenant/s starting on the 4th day of the month.
  6. Consulting with your arrears agent and ensure the process of telephonic calls for arrears starting on the 4th day of the month is being done and followed up on.

 

Monthly property management process:

  1. Ensuring all accounts (COJ, levies, garden services, etc…) related to the property have been debited and paid successfully on behalf of the Landlord.
  2. Attending to any maintenance requests by the tenant by first informing the Landlord, sending the required info to the maintenance department, where possible confirming that the work has been done correctly and payment to the contractor has been completed and debited
  3. Arranging of inspections by Landlord Request, compiling a unit/building inspection sheet and forwarding same onto Landlord where needs be.
  4. Inspecting buildings in your portfolio monthly to report back to the Landlords
  5. Arranging exit inspections and recovering damages/final accounts for utilities from tenants and allocating deposits where necessary.

 

Landlord monthly process:

  1. Ensuring accounts, invoices, and any other payment requests (SARS payments, telkom accounts, salaries, wages, etc…) have been debited.
  2. Ensuring all related rent and recoveries have been collected to the best of your abilities before closing the accounts and payment is made to Landlord.
  3. Ensuring the monthly hard/soft copy of the detailed rentroll containing income/expenses has all the information attached for handover to the landlord.
  4. Paying final amount over to Landlord as speedily as possible.
  5. Ensuring your deposit list for every individual tenant is kept up to date on the system and the transfers/refunds have been made to the necessary accounts.

Job Type: Full-time

Pay: Up to R30 000,00 per month

 

Ability to commute/relocate:

  • Alberton, Gauteng: Reliably commute or planning to relocate before starting work (Required)

 

Experience:

  • real estate: 1 year (Required)
  • Accounting software: 1 year (Required)

 

License/Certification:

  • Drivers License (Required)
